What pushes the price up or down

Friable or bonded. This is the big one. Bonded fibro comes off in whole sheets with simple controls. Friable material, including most positive popcorn and vermiculite ceilings, needs a sealed enclosure, negative air, independent air monitoring and a Class A crew. The same area can cost several times more.

How much there is. Bonded work is mostly priced by area or by the metre for fences, with a minimum charge for small jobs. That's why combining jobs, like the eaves, the laundry and the shed roof in one visit, often saves money.

Access and height. Ground-level fibro is quick. Eaves on a two-storey house, a steep roof or a cramped ceiling space need scaffolding, edge protection or more time.

Condition. Weathered, hail-damaged or burnt material takes longer to remove safely and makes more debris to collect.

Testing, monitoring and clearance. Testing comes before most quotes. Air monitoring is charged across every day of a friable job, and a clearance inspection is needed for licensed jobs over 10 m² and any friable job.

Disposal. Asbestos waste is wrapped and taken to a facility licensed to accept it, and tip fees are charged by weight. Eaglehawk Landfill takes small domestic loads up to 10 m² from householders; anything bigger goes with the removalist.

Making good. New ceilings, eaves, cladding or fencing are almost always a separate trade and quote.

Ways to keep the cost down

  • Test first. A negative result can save the whole cost of licensed removal.
  • Bundle the jobs. One set-up for several areas is cheaper than several visits.
  • Leave it if it's safe. Intact asbestos that won't be disturbed can often stay and be managed.
  • Plan ahead of the builder. Rush jobs and stalled renovations both cost money.
  • Check your insurance after storm or fire damage.

What a good quote includes

  • The type and amount of asbestos, and where it is
  • The licence class the job needs, and the removalist's licence details
  • WorkSafe notification, set-up and controls
  • Air monitoring (friable jobs) and the clearance inspection, itemised
  • Disposal, including where the waste is going
  • What isn't included, like replacing linings or a new fence
