Asbestos Roof & Eaves Removal in Bendigo
Corrugated asbestos roofs and flat-sheet eaves have sat through decades of central Victorian sun and frost. Removing them is both asbestos work and work at height. Sheets are lowered whole by a licensed removalist, from scaffolding or a safe platform, and wrapped for licensed disposal.
Where it is found
- Corrugated roofing on houses, carports, garages and farm sheds, often grey and covered in lichen
- Eaves linings, the flat sheet under the roof overhang, often with timber battens over the joins
- Gable ends, the triangle of sheeting at the end of a pitched roof
- Ridge capping and vents in moulded asbestos cement
- Outbuildings such as washhouses, sleep-outs, chook sheds and old toilets
Eaves are among the most commonly drilled asbestos in a house. Every gutter-guard bracket, sensor light or screen hook is a reason to test first.
For how to tell, see asbestos eaves and asbestos flues, gutters and downpipes.
Why roofs are harder than they look
Asbestos cement roofing becomes brittle with age and cannot safely be walked on. Falls through fibro roofs are a real risk, so every roof job needs a working-at-height plan as well as an asbestos plan. Old roofs also shed debris into gutters, downpipes and the ground below.
Never water blast or pressure-clean an asbestos roof. It strips the weathered surface and spreads fibres across your property and your neighbours'.

The Bendigo Asbestos Removal process for roof and eaves removal
Inspection
The roof and eaves are assessed from the ground and from safe access. Anything uncertain is sampled.
Access plan
Scaffolding, edge protection, an elevated work platform or roof safety mesh is set up for the height and pitch.
Notification
WorkSafe Victoria is notified at least five days ahead, as most roofs exceed 10 m².
Removal
Fixings are cut or unscrewed, and each sheet is wetted and lowered whole, never dropped.
Gutters and ground
Gutters, downpipes and the ground below are cleaned of fragments.
Wrapping and disposal
Sheets are stacked on plastic, double-wrapped, labelled and taken to a licensed facility.
Clearance
An independent clearance inspection follows for jobs over 10 m², before the new roof goes on.
What to expect from roof and eaves removal
- A written quote that separates access equipment, removal, clearance and disposal.
- Eaves quoted on their own if that is all you need, for example before painting or new guttering.
- The new roof quoted separately, by your roofer.
- Staging with your roofer, so the building isn't left open to the weather.

Roof and eaves removal: common questions
Can I seal or paint my asbestos roof instead?
An intact roof can sometimes be sealed with a suitable coating, without water blasting first. Sealing doesn't remove the asbestos, which will still need licensed removal eventually.
Can a new roof go straight over the old one?
Over-roofing is sometimes possible, but the asbestos stays in place underneath and will still need to be dealt with, and disclosed, later.
Can I paint asbestos eaves?
Washing gently and painting with a brush or roller is generally fine on intact sheet. Sanding and scraping are not. Cracked or flaking eaves should be removed and replaced.
What drives the cost of roof and eaves removal?
Roof area and pitch, access equipment, the condition of the sheeting and the waste volume. Typical prices are in the Bendigo asbestos removal cost guide.
